10-Day Close Guarantee – Terms and Conditions

Circle Home Loans (“Company”) offers a

10-Day Close Guarantee on select Conventional loans submitted to United Wholesale Mortgage (UWM). This Guarantee is designed to provide confidence and certainty to our clients while ensuring all parties act swiftly and efficiently. It is subject to the terms and conditions outlined below.

Eligibility Requirements

Loan Type: Conventional fixed-rate purchase loans only. FHA, VA, Jumbo, Non-QM, and refinance loans are not eligible.

Investor Requirement: Loan must be submitted to and locked with United Wholesale Mortgage (UWM).

Property Type: Primary residence or second home; single-family, warrantable condos, or PUDs only. No investment properties or manufactured homes.

Appraisal Requirement: Subject property must receive an Automated Valuation Model (AVM) approval; no full appraisal required.

Full Documentation: All initial required documentation (income, assets, IDs, disclosures, purchase contract) must be received within 48 hours of application.

Client Responsiveness: All requested loan stipulations must be provided by the borrower(s) within 24 hours of each request.

Insurance & Title: Clear title and acceptable homeowner’s insurance policy must be submitted no later than 5 business days before the scheduled close date.

Closing Disclosure: Must be acknowledged within 24 hours of being sent to meet TRID timing.

Guarantee Conditions

The 10-day period begins upon receipt of a complete loan package and automated underwriting approval from UWM.

The loan must be eligible for UWM’s AVM waiver. If a full appraisal becomes required, the Guarantee is void.

Guarantee only applies if Circle Home Loans is the originating lender and UWM is the investor.

All third-party vendors (e.g., title, insurance) must meet timelines and not delay the process.

Exclusions

Delays caused by third parties, including title companies, insurance agents, or escrow services.

Borrower-related changes including employment, credit, income, assets, or property selection after submission.

Properties requiring repairs, escrow holdbacks, or additional underwriting layers.

Government closures, natural disasters, or events beyond our control.

Remedy

If we fail to close within 10 calendar days due

solely to Circle Home Loans or UWM

, and all conditions above have been met, we will apply a

credit of up to $1,000

toward closing costs. This credit is applied at funding only and has

no cash value

if the loan does not close.
