"Yeah, I’m pre-approved through Johnson City Bank."
"That’s great — definitely stick with them if it’s working.

But I still need my lending team to double-check your pre-approval. It’s just a soft credit check — no impact to your score.
If Johnson City Bank misses even one thing that could blow up your deal, I can’t just sit back and watch that happen.

Version 2 – Conversational & Confident


"Hey [Client Name], my job’s not just to find you a house — it’s to make sure you win it.

Version 3 – Direct & Proactive

(Best if you’re fast-talking, no-nonsense — very "protect first, no games" vibe.)


"Here’s the deal — I don’t just show homes. I protect my clients.
Even if you’re already pre-approved, lending issues are where most deals fall apart.
That’s why my team still needs to run a soft credit check to double-check everything.

(More formal, perfect if your clientele expects polished, upscale communication.)

Terms and Conditions

Effective: 4/26/2025


1. Program Purpose

The Mortgage Protector™ Program ("Program") offered by Circle Home Loans is designed to assist real estate agents and homebuyers by offering an additional layer of financial review during the mortgage qualification process.

The Program is purely advisory in nature and does not constitute a loan approval, commitment to lend, or guarantee of mortgage financing.




2. Program Eligibility

Open to licensed real estate agents and homebuyers in the United States.

Client participation requires full consent to review financial information and conduct a soft credit inquiry (which does not affect credit score).

Program availability is subject to borrower qualification under Circle Home Loans' standard underwriting criteria.




3. Program Features

Review of borrower’s provided income, assets, employment, and credit profile.

Identification of potential issues that could impact mortgage approval.

Educational information about available loan options.

No obligation for the client to apply with or secure financing from Circle Home Loans.




4. Limitations and Exclusions

No Guarantee of Approval:

Participation in the Program does not guarantee loan approval, pre-approval, or any specific terms or conditions of financing.

No Guarantee of Rate or Fees:

The Program does not guarantee interest rates, fees, closing costs, or loan terms. Rates and terms are subject to change based on market conditions and borrower qualifications:

Independent Decisions:

Clients are free to choose any lender. Participation in the Program is completely voluntary and not a condition of any real estate transaction.

Accuracy of Information:

The analysis is based solely on the information provided by the client. Circle Home Loans assumes no responsibility for inaccurate, incomplete, or fraudulent information.Third-Party Factors:Circle Home Loans is not responsible for issues outside its control, including but not limited to appraisal results, title issues, property defects, market fluctuations, or changes to borrower circumstances after review.




5. Agent Responsibilities

Agents must clearly disclose to clients that the Mortgage Protector™ Program is advisory only.

Agents may not represent Circle Home Loans' Mortgage Protector™ review as a loan approval or guarantee.

Agents must ensure that all information provided for review is obtained with client consent.




6. Program Modifications

Circle Home Loans reserves the right to:

Change, suspend, or terminate the Mortgage Protector™ Program at any time without notice.

Refuse participation to any client or agent for any reason at its sole discretion, without liability.




7. Limitation of Liability

In no event shall Circle Home Loans, its affiliates, officers, employees, or agents be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or relating to participation in the Program.

Total liability, if any, shall be limited to the amount of fees paid to Circle Home Loans by the client (which, in most cases, will be zero under this free service).




8. Privacy Policy

All client information is treated confidentially in accordance with Circle Home Loans'

Privacy Policy.


Information will not be shared without explicit client consent except as required by law.




9. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of Tennessee.
